The land is adjecent to Cap Estate in the Nord of the Island.

The views from the ridge, especially at its eastern end are quite spectacular. From an elevation of max 300 feet one looks down to the N.W. into Anse Lavoutte Bay, to the S.E. over Comerette Point and its adjacent beaches.

The land is presently unserviced in all respects, the nearest motorable track being about ¼ mile to the Nort-West at Cas-en-Bas Beach. A new housing sub-division exists a further 1/3 mile up this track with basic infrastructure.

Development of Cap Estate to the Nort has been spreading steadily in the last twenty years. Similarly along the road from Massade to Cas-en-Bas.
