LOCAL PURCHASER
1. Agreement for Sale – documents required for its preparation:
- Deed of Sale - Map Sheet
2. Deed of Sale – transfer of property from vendor to purchaser
In addition to the above documents the vendor is required to provide the following:
- Letters from the Inland Revenue Department for Income Tax and House and Land Tax
3. Costs
a) Government fees
- Filing Caution against the property to be purchased based on Agreement for Sale - $20.00 - Stamp Duty on Deed of Sale – 2% of purchase price + $60.00 for copies and registration
b) Legal fees
- Agreement for Sale if prepared and finalized by Attorney-at-Law

NON-ST. LUCIAN PURCHASER
1. Agreement for Sale – documents required for its preparation:
- Deed of Sale - Land Register - Map Sheet
2. Aliens Landholding Licence (ALL) – documents required are:
- 4 Passport size photographs (one must be certified a true likeness of the individual) - Police Certificate of Good Character - Finger Print from Police Department - Photocopy of relevant pages of Passport (certified) - Reference from Bankers (with English translation) - Reference from Employers (with English translation) - Forms i.e. Questionnaire, Statutory Declarations, Income Tax Registration Form to be provided by Attorney-at-Law
Important: Time period for obtaining ALL – approximately 3 months from submission of application.
3. Deed of Sale - transfer of property from vendor to purchaser after ALL is obtained and registered
In addition to the above documents the vendor is required to provide the following:
- Letters from the Inland Revenue Department for Income Tax and House and Land Tax - Letter from the NIC Department
4. Costs
a) Government fees
- Filing Caution against the property to be purchased based on Agreement for Sale - $20.00 - Alien Landholding Licence - Application fee – $1,500.00 non refundable - ALL fee - $5,000.00 up to 1 acre
$10,000.00 over 1 acre and up to 20 acres $30,000.00 over 20 acres and up to 50 acres $40,000.00 over 50 acres and up to 100 acres $50,000.00 over 100 acres
- Stamp Duty on Deed of Sale – 2% of purchase price - Copies and Registration of Deed of Sale and ALL - $120.00
b) Legal fees – 3 – 5% of the purchase price
Power of Attorney
If purchaser will not be in St. Lucia for the closing then the purchaser would be required to give Power of Attorney at a cost of $500.00.
